Why Riverside Homes Are at High Risk for Pest Infestations

Riverside sits in the heart of the Inland Empire where summers regularly top 100°F and winters rarely dip below freezing. Because of this, pests stay active all year long. The City of Riverside even runs its own Vector Control program to manage ongoing threats like mosquitoes, rodents, and Africanized bees.

Older homes near Downtown and the Mission Inn District have aging wood-frame construction that termites and rodents love. At the same time, newer neighborhoods like Orangecrest and Mission Grove sit on former wildland, bringing gophers and ground squirrels onto properties. The Santa Ana River also gives rats and mosquitoes a steady water source and travel path through the city.

Pest problems in Riverside do not go away on their own. They get worse. That is why so many homeowners trust Southland Pest Control for reliable pest control in Riverside, CA year round.

Pest Risk by Neighborhood in Riverside

Riverside’s housing spans over a century of construction — from 1920s Craftsman bungalows in the Wood Streets to 2000s master-planned homes in Mission Grove. Where your home falls on that timeline, and which part of the city it’s in, determines which pests you’re most likely to deal with.

Historic Homes (Wood Streets, Downtown, Victoria) Mid-Century Homes (Arlington, La Sierra, Magnolia) Hillside & Estate Areas (Alessandro Heights, Canyon Crest, Hawarden Hills) Newer Suburbs (Orangecrest, Mission Grove)
Drywood termites entrenched in century-old framing, eaves, and Craftsman woodwork Subterranean termites active in aging foundations and crawlspaces with soil contact Scorpions in rocky terrain, retaining walls, and hillside landscaping features Argentine ant supercolonies in irrigated lawns, fresh mulch beds, and new landscaping
Roof rats following mature orange trees and dense canopy from yard to attic Cockroaches in older plumbing, utility penetrations, and multi-unit buildings Roof rats along hillside tree corridors entering attics and garage spaces Gophers on former citrus land — Orangecrest was agricultural through the early 1980s
Subterranean termites in soil around 100-year-old foundation plantings and irrigation Argentine ants from established supercolonies in mature landscaping and older yard turf Black widows common in block walls, rock features, irrigation boxes, and pool equipment Subterranean termites entering new foundations during heavy irrigation season

Historic Homes: Wood Streets, Downtown, Victoria

Homes built before 1950 in Riverside have had 75–100 years of pest exposure. Drywood termites are deeply entrenched in original framing, eaves, decorative trim, and attic structures in many of these properties — the question is rarely whether termite activity exists, but how far it has spread. Roof rats have established generational pathways through the mature orange trees and dense canopy that line streets in the Wood Streets and Victoria neighborhoods. Annual inspections and proactive rodent exclusion are non-negotiable for homeowners in these areas.

Mid-Century Homes: Arlington, La Sierra, Magnolia

Homes built from the 1950s–1970s sit in the middle of Riverside's pest risk spectrum. Wood framing has had decades to accumulate subterranean termite pressure from the surrounding soil, especially in crawlspace construction. Older plumbing penetrations and utility gaps give cockroaches reliable entry points. Argentine ant supercolonies in the mature landscaping of these neighborhoods are well-established and hard to eliminate without regular barrier treatments.

Hillside & Estate Areas: Alessandro Heights, Canyon Crest, Hawarden Hills

Rocky hillside properties in Riverside are scorpion country. The boulders, retaining walls, block wall construction, and undisturbed rock features common in these neighborhoods provide ideal scorpion habitat year-round. Bark scorpions are the species of most concern — they climb walls and can enter homes through gaps as small as a credit card. Black widows are equally common in shaded crevices, pool equipment areas, and irrigation valve boxes. Roof rats follow the open wilderness edge directly into attics and garages.

Newer Suburbs: Orangecrest, Mission Grove

Don't let newer construction fool you — Orangecrest was active citrus agricultural land through the early 1980s, and the soil still carries the pest pressure of its agricultural past. Gophers are significantly more active in Orangecrest than in comparable suburban neighborhoods built on different land. Argentine ants establish quickly in freshly irrigated lawns and new mulch. Subterranean termites are a growing threat in these neighborhoods as the slab foundations age and irrigation schedules create the consistent soil moisture termites need.

Pest Problems by Riverside Neighborhood

Wood Streets and Downtown: Some of the oldest homes in Riverside — 1920s–1940s Craftsman, Spanish Revival, and bungalow-style — with the most established termite and rodent activity in the city. Mature orange trees are a direct pathway for roof rats from the yard to the attic. Drywood termites have had a century to work through original wood framing, fascia, and decorative trim.

Arlington Heights and Victoria: Historic citrus belt neighborhoods with large lots, aging irrigation infrastructure, and deep-rooted gopher activity in established turf. Subterranean termites are highly active in the soil around old foundation plantings. Argentine ant supercolonies are widespread in mature landscaping throughout these areas.

Canyon Crest and Hawarden Hills: Hillside neighborhoods adjacent to Sycamore Canyon Wilderness Park and Box Springs Mountain Reserve. Roof rats move from open canyon land into attics along tree canopies. Scorpions are common in retaining walls, rock features, and pool equipment areas. Black widows thrive in the shaded gaps and block walls typical of canyon-edge properties.

Alessandro Heights: Riverside’s most secluded hillside estates with large lots and expansive landscaping. Rocky terrain supports scorpion and black widow populations. Properties bordering open wilderness see regular rodent, opossum, and raccoon pressure. The larger lot sizes mean more perimeter to protect and more harborage points.

Orangecrest and Mission Grove: Master-planned communities built on former citrus agricultural land in the 1980s–90s. Gophers remain active on former farm soil that was never fully treated. Argentine ant supercolonies are well established in irrigated lawns. Subterranean termites attack from the soil up during heavy irrigation season on properties with slab foundations.

La Sierra and Magnolia Center: Older mid-century neighborhoods with mature trees, established ant colonies, and a mix of wood-frame housing that has accumulated decades of termite exposure. Properties near the Santa Ana River corridor see elevated rodent and mosquito pressure, especially in spring and

As someone who has never had to deal with termites before, the shock of first knowing that you have them is overwhelming! I had a different company out for a quote (don’t want to put any other company name out there) and I was quoted double the price by them as opposed to southland. Not only that, the peace of mind I now feel after speaking with Krystel who completely put me at ease and gave me a feeling of relief that I haven’t felt since competitors were here. I have cancelled all other estimates and before even having them out yet, I am going with this company because peace of mind when you have small kids living on the home, is worth WAY more! I wish every company I call would have representatives like this working for them!! Will follow up with technician review but I can only assume if their office staff is so good, the technician is just as good 🙂

I had an excellent experience with Southland Pest Control. They recently came out to inspect my house for termites and water damage, and I couldn’t be more impressed with the level of service they provided.

First and foremost, the customer service was outstanding. From scheduling the appointment to the actual inspection, the team was professional, friendly, and incredibly accommodating. They made sure to work around my schedule, and I never felt rushed or pressured at any point.

When the technician

They took the time to walk me through the entire inspection process, explaining everything in clear terms so I could fully understand what they were looking for. They carefully examined both the inside and outside of my home, paying close attention to every detail to ensure nothing was missed.

What stood out the most was their expertise. It was clear that they have deep knowledge of termite behavior and water damage, and they offered helpful suggestions on how to prevent future issues. They even answered all of my questions with patience and clarity, which I really appreciated.

The peace of mind I now have, knowing my home was thoroughly inspected by such a professional team, is priceless. Questions Riverside Homeowners
Ask About Pest Control

Is Riverside really a high-risk area for termites?

Yes — Riverside is classified in Termite Zone 1, California’s highest-risk designation. Both drywood and subterranean termites are active throughout the city. Drywood termites swarm in spring and fall and target attic framing, eaves, and window trim. Subterranean termites attack from the soil up through foundations and crawlspaces. Historic homes in the Wood Streets and Victoria have been exposed for a century. Newer homes in Orangecrest sit on former agricultural land that still carries subterranean pressure. Every Riverside homeowner should have a termite inspection on a regular schedule.

Riverside’s mature citrus trees are one of the primary reasons. Roof rats are excellent climbers that use tree canopies as highways — orange trees provide both food (fruit and seeds) and a direct pathway from the yard into attics via branches near rooflines. The Santa Ana River corridor also channels roof rats from open wildland into residential neighborhoods along Arlington and La Sierra. Neighborhoods with older, larger trees consistently see more roof rat activity than areas with younger landscaping.

Scorpions are most common in the rocky hillside neighborhoods — Alessandro Heights, Canyon Crest, Hawarden Hills, and Orangecrest — where boulders, retaining walls, and block wall construction provide ideal habitat. Bark scorpions are the species of greatest concern because they are venomous and can climb smooth surfaces. They enter homes through gaps around pipes, doors, and window frames. Regular perimeter treatments with granular barriers around the foundation significantly reduce scorpion encounters.

Argentine ant supercolonies are the main culprit. Unlike native ant species that compete with each other, Argentine ants form massive interconnected supercolonies that can span entire neighborhoods. They’re not aggressive toward each other, so populations grow rapidly in irrigated yards. When summer temperatures spike, the colonies send millions of foragers indoors seeking water. A perimeter treatment disrupts their trail system and prevents re-entry, but regular treatments are needed because outdoor colonies regenerate quickly.

Yes — older Craftsman and Spanish Revival homes require a different approach than newer construction. Original wood framing, decorative trim, and built-in cabinetry are all vulnerable to drywood termites. Many of these homes have had multiple generations of termite activity, and a standard inspection may not reveal the full extent without probing or thermal imaging. We recommend annual inspections for any Wood Streets home and localized treatments to address active colonies before they spread into structural framing.

The Santa Ana River creates a continuous wildlife corridor along Riverside’s northern and western edge that channels roof rats, Norway rats, mosquitoes, and opossums directly into the city. Neighborhoods closest to the river — Arlington, La Sierra, and parts of Downtown — see elevated rodent pressure year-round and peak mosquito activity in late spring through early fall. Homes within a mile of the river corridor should prioritize rodent exclusion and perimeter treatments as part of any pest plan.

Orangecrest was active citrus farmland through the early 1980s. When the neighborhood was developed, the underlying soil retained gopher populations that had been established on agricultural land for decades. Those gopher burrow networks don’t disappear with development — they get built over and continue expanding underground. Orangecrest consistently sees higher gopher activity than comparable suburban neighborhoods built on non-agricultural land. Regular gopher control is especially important for properties with fresh sod, vegetable gardens, or recently graded lots.

Drywood termites typically swarm in late summer and early fall in Riverside. Subterranean termites are more active in spring after rain. However, because of the warm Inland Empire climate, termite activity can happen any time of year. Annual inspections are the best protection.
